How are you preparing for the change? Which measures are particularly important to you?
– The CO2-pricing is a key instrument of climate policy designed to create incentives to reduce greenhouse gas emissions. National emissions trading was introduced in 2021 and initially covered the heating and transport sectors. In 2023 and 2024, the scope was extended to include all emissions from fossil fuels.
– For the real estate industry, the increase in CO2-price primarily entails higher operating costs. In residential buildings, the costs incurred by CO2emissions are divided between tenants and landlords according to a 10-step model. According to §8 CO2KostAufG, the costs for non-residential buildings are to be divided on a 50:50 basis.
– Energy-efficient buildings are becoming more attractive because they incur lower operating costs and are therefore more cost-effective for tenants. In contrast, energy-inefficient properties are becoming increasingly unattractive, as higher energy costs could deter potential tenants. Landlords who invest in energy-efficient renovations at an early stage can not only increase demand for their properties, but also achieve higher rents and secure longer tenancies.
