This measure is intended to promote climate protection, but it also has a significant impact on the real estate industry. Specifically, this means higher operating costs, pressure to renovate, and changes in property values.  However, it also offers opportunities for innovation. The development of climate-friendly technologies, smart energy solutions, and sustainable construction projects.<\/p>\n\n\n\n<p>How are you preparing for the change? Which measures are particularly important to you?<\/p>\n\n\n\n<p>\u2013 The CO<sub>2<\/sub>-pricing is a key instrument of climate policy designed to create incentives to reduce greenhouse gas emissions. National emissions trading was introduced in 2021 and initially covered the heating and transport sectors. In 2023 and 2024, the scope was extended to include all emissions from fossil fuels.<\/p>\n\n\n\n<p>\u2013 For the real estate industry, the increase in CO<sub>2<\/sub>-price primarily entails higher operating costs. In residential buildings, the costs incurred by CO<sub>2<\/sub>emissions are divided between tenants and landlords according to a 10-step model. According to \u00a78 CO2KostAufG, the costs for non-residential buildings are to be divided on a 50:50 basis.<\/p>\n\n\n\n<p>\u2013 Energy-efficient buildings are becoming more attractive because they incur lower operating costs and are therefore more cost-effective for tenants. In contrast, energy-inefficient properties are becoming increasingly unattractive, as higher energy costs could deter potential tenants.
